Maintenance Plans

A maintenance plan with Arthur’s Aire will assure that your air condtioner and heating system are inspected annually. Maintenance visits will include:
Outdoor Unit
- Check for proper refrigerant level and adjust as needed*
- Clean debris (dirt, leaves, wasp nests) from inside unit
- Inspect base pan for proper drainage
- Inspect coil and cabinet, rinse with water**
- Inspect fan motor and fan blades for wear and damage, lubricate if needed
- Inspect all electrical and controls for wear
- Inspect compressor and associated tubing for damage
Indoor Components
- Inspect blower assembly
- Lubricate motor if needed
- Inspect and replace fan belt if needed*
- Check blower housing for lint and debris and clean as necessary
- Inspect and clean evaporator coil, drain pan and lines**
- Inspect for gas leaks in gas furnaces
- Clean and adjust burner assembly as needed
- Clean and adjust ignition system and safety controls
- Inspect heat exchanger or heating elements
- Inspect flue system for dislocated sections and signs of corrosion
- Inspect control box, associated controls, wiring and connections
- Clean or replace air filters*
- Inspect airflow system (ductwork)—check for leaks
* Additional charge for replacement parts and refrigerant
**Chemical and extensive cleaning may add to the cost
